I started this website to simplify Lease Administration for all.

Hi there, I'm Tessa... (Full name is Taísiya, but more on that later.)

And, I help companies implement the Lease Administration process that practically runs itself.

Primarily because I've been a lease admin without a process that ran itself, and it sucked.

I was frequently working nights and weekends.

I could never take vacations in the last week of the month (rent payment week).

I had to hound people daily to do their jobs so I could get mine done.

My Inbox was full of never-ending requests for payments, reports, presentations, etc. You name it.

I was frustrated, overwhelmed, and plain tired to enjoy life. (This was my early 20's, THE time to go out and enjoy life!)

Oh, the pain was real.  And, although the solution was simple, getting there was anything but.

The thing is that you and I both know there IS an easier way, yet who has time to implement?

When you're managing a portfolio of commercial real estate leases, your plate is full of tasks like abstraction, rent payment, responding to never-ending emails, and so much more that goes into ensuring compliance with the lease agreements.

It seems impossible to find time to work ON the function when you're working IN it.

So, all process improvement projects are shifted to the back warmer, not even a burner.

Good news! It doesn't have to be this way.

You don't have to sacrifice your sanity for a paycheck.

You can work the 9-5, effortlessly keep all your Lease Admin "delivera-balls" in the air and be at Inbox Zero every time you leave for the day.

You're probably wondering what qualifies me to make that promise.


I'm a triple threat to shady landlords and inefficient lease admin processes!

#1. I know the job. Lease admin is my jam! (But, I also like music and running.)

I've been doing it since college, and although my roles have changed over the last 14 years, commercial real estate operations have remained my focus and passion.

I started as a lease accountant in-house for a large financial institution and within a couple of years, ended up overseeing a Slipknot-sized team of counterparts in the not-so-distant offshores.

Although our process passed the audit, it was resource-intensive.

I wanted to see how others did lease admin across the industry.

Seeking diversity in my experience, I joined a global real estate brokerage giant as an outsourced service provider of lease administration services.

In that role, I worked with dozens of clients, ranging widely in size, industry, and global presence, to simplify and standardize their lease admin process.

I finished my corporate career with the strategic consulting division, helping companies adopt the new lease accounting standards and develop real estate strategy for their business.

it's fair to say, I know lease administration in and out.

#2. I understand the business process. The big picture of how to lease admin sprawls through an organization and affects everything.

Knowing how to do the job is only a part of the equation.

The other part is understanding the environment in which the business and the function of lease administration operates.

Think of the ways your company earns money and uses real estate as the landscape of a racecourse.
(The running analogy alert!)

To prepare best, you need to know - Are you running by the water? Through the forest? On the asphalt or the trail?

In business, the landscape includes the industry, type of properties used, organizational structure, accounts payable system, etc.

If you're wondering how does a lease admin gain all that knowledge, the answer is three-fold:
  1. I've wanted to simplify lease administration for people since the exposure draft for the new lease accounting standards came out (2009). 
  2. I'm a CPA, and part of maintaining that designation includes an intimate understanding of the cash flow and its association with the rest of financial statements and operations. 
  3. I'm an auditor at heart and more. Like a lease admin Robin Hood, I defend tenants against the shady money-grabbing landlords who overcharge and take advantage of the uninformed. Concentrating in Forensic Accounting during my graduate studies gave me the skills to make it as easy as fun.

Over the years, I've formalized my approach into the Lease Administration Framework.

I carefully selected my roles to gain the knowledge, skills, and network that help to spread the joy of the streamlined lease admin process when the new standards went into effect.

I didn't think it would take 11 years for the standards to become effective, nor for my dream come true, yet here we are!

Here are a few RAQs (Randomly Asked Questions) I come across...

#1. What's up with the name Taísiya?

Pronounced: Tah-ée-see-ya.
 
I'm originally from Ukraine, and it's a rare name even there. There is a singer name Taisiya Povaliy, but I don't know any other Taísiya's personally. (Yet, I have 6 Julia's and 4 Tatiana's in my phonebook. Can you relate?)

... Also, my close friends and colleagues call me "Tee", "Tess" or "Tessa", so don't be surprised if you see those in the posts or comments - it's all the same person, Your's truly.


#2 Why Lease Administration? 

The best way I can describe it is numbers are my calling and real estate is my passion.

Commercial Real Estate is always exciting; just think of what goes into developing, selling and operating a downtown headquarter skyscraper or a central supply chain warehouse hub.
 
However, lease admin isn't that glamorous, yet it serves a vital function for the company. It's a supportive role perfect for people who enjoy problem-solving and making someone's day. Like me. Like you?


#3 What's your dream marathon race? 
(OK, this one is really a NAQ - never-asked question.)

But, I believe in the power of writing things down, putting it out to the universe for a little extra help, to achieve desired.

So, my dream race is to run the Great Wall of China Marathon. The history of that place is incredible. How cool would it be to run on the centuries-old steps? It wouldn't be cool. It would be AMAZING!

I'm not sure when we'll have organized races, but this one is definitely on the bucket list!
